L'indice immobilier Avobis visualise chaque mois les chiffres du marché immobilier suisse. En juillet 2023, moins de biens immobiliers ont été mis sur le marché par rapport au mois précédent, alors que les prix sont restés stables.

Dans toute la Suisse, l’indice immobilier Avobis montre des prix stables à la fin juillet 2023, mais aussi une offre réduite d’objets à acheter ou à louer annoncés par rapport au mois précédent. L’indice immobilier contient désormais une analyse détaillée des annonces publiées et de leur durée. Cela permet de mieux évaluer les mouvements du marché et la volatilité.
Achat Appartements
- Dans toute la Suisse, on constate une très légère augmentation des prix de 1.15% en juillet 2023, pour atteindre 7 067 CHF/m2. L’indice des prix se dirige ainsi vers un nouveau niveau de prix de 7’100 CHF/m2.
- L’offre de logements à vendre a diminué de 3.4% par rapport au mois précédent, pour atteindre 9’465 logements.
- Les valeurs de l’année précédente indiquent ici pour juillet 2022 moins de logements sur le marché avec 7’731 annonces et des prix nettement plus bas avec 6’667 CHF/m2.

- Nous analysons désormais la durée de publication des annonces. Les diagrammes sont interactifs – le passage de la souris sur le diagramme permet d’afficher plus d’informations.
- 1’538 nouveaux logements ont été mis sur le marché en juillet 2023 dans toute la Suisse : 303 d’entre eux ont été fermés dans les quatre semaines, 1’235 annonces sont toujours publiées à la date de référence.
- Au cours des trois derniers mois de mai, juin et juillet, les nouveaux logements à acheter sont moins nombreux sur le marché et les annonces ouvertes sont publiées plus longtemps.
Quelles régions contribuent au changement ?
Seuls les grands bassins d’emploi de l’Aareland (+2.68% à 6’150 CHF/m2), de Neuchâtel (+2.16% à 5’474 CHF/m2) et des Alpes occidentales (+2.72% à 50’880 CHF/m2) affichent des hausses de prix. La Suisse centrale se distingue comme étant la seule région où les prix ont baissé, avec une évolution de 2.02% à 8’266 CHF/m2 désormais en comparaison mensuelle.
La variation de l’offre est la plus élevée dans le bassin d’emploi des Alpes orientales (6.6%) et de l’Aareland (5.25%). L’offre s’est effondrée de 12% dans le Sopraceneri et de 10% en Suisse centrale.
Achat maisons individuelles
- Le prix moyen d’achat d’une maison reste à un niveau stable de 7’111 CHF/m2.
- L’offre se réduit toutefois : avec 4’401 biens immobiliers mis en vente dans toute la Suisse, on compte 5% d’objets en moins que le mois précédent.
- En comparaison avec l’année précédente, il apparaît qu’avec 3’402 maisons individuelles sur le marché, 1’001 objets de moins qu’aujourd’hui ont été mis au concours, et ce à un prix inférieur de 6’736 CHF.

- 676 nouveaux objets de maison ont été mis sur le marché en juillet 2023 dans toute la Suisse : 86 d’entre eux ont été refermés en l’espace de quatre semaines, 590 annonces sont toujours publiées à la date de référence.
- Des durées d’annonce plus longues pour l’achat d’une maison : pour le mois de juin, 1’097 annonces étaient publiées depuis un à trois mois et pour le mois de juillet, ce sont déjà 1’257 annonces qui ont été publiées. Cela indique un comportement d’achat réticent, en raison des taux d’intérêt et des discussions autour de la modernisation du chauffage.
Quelles régions contribuent au changement ?
Les plus grandes variations de prix à la hausse sont observées dans le bassin d’emploi de Fribourg avec 2,63% à 6’887 CHF/m2 et en Suisse centrale avec 2,52% à 9’139 CHF/m2, les prix ont baissé à Genève (-3,66% CHF/m2 à 11’487 CHF/m2), dans l’Aareland (-2,79% 6’563 CHF/m2) ainsi que dans l’Oberland bernois (-2,27% à 7’615 CHF/m2).
L’offre d’objets a baissé dans les régions suivantes : dans les grands bassins d’emploi de la région de Zurich, de 12%, pour atteindre 591 immeubles, dans le Sopraceneri, de 12%, pour atteindre 234 immeubles, et dans le Sottoceneri, de 13%, pour atteindre 305 immeubles.
Loyer Appartements
- En juillet 2023, les loyers des logements en Suisse ont très légèrement augmenté pour atteindre 254 CHF/m2 et l’offre de logements a diminué de 2% pour atteindre 22’468 objets.
- Les chiffres de l’année précédente 2022, avec 27’186 annonces et un prix de 243 CHF/m2, se situent à un niveau d’offre plus élevé ainsi qu’à un niveau de prix plus avantageux. Les chiffres indiquent une pénurie de logements.

- 8’482 nouveaux logements locatifs ont été mis sur le marché en juillet 2023 dans toute la Suisse : parmi eux, 3’397 annonces ont été refermées dans les quatre semaines, 5’085 annonces sont toujours publiées à la date de référence.
Quelles régions contribuent au changement ?
L’Aareland est particulièrement remarquable : les loyers y ont augmenté de près de 3% pour atteindre 233 CHF/m2, tandis que les autres régions passent inaperçues.
L’offre dans le bassin d’emploi de l’Oberland bernois a connu une croissance supérieure à la moyenne de 9% (355 annonces), dans les Alpes orientales de 5% (397 annonces) et à Zurich de 4% (3’499 annonces). Il faut toutefois partir ici du principe qu’il s’agit d’un « pic » saisonnier, car la plupart des cantons sont en vacances d’été.
Loyer de maisons individuelles
- Les loyers des maisons individuelles se sont stabilisés à un niveau élevé, à 243 CHF/m2, et l’offre de biens immobiliers a légèrement baissé, avec 1’053 objets.
- Les chiffres de l’année précédente 2022, avec 948 annonces et un prix de 240 CHF/m2 , se situent à un niveau d’offre et de prix plus bas.

- Nous analysons désormais la durée d’insertion des annonces. Les diagrammes sont interactifs – en passant la souris sur le diagramme, vous obtenez plus d’informations.
- 396 nouvelles maisons à louer ont été mises sur le marché en juillet 2023 dans toute la Suisse : 149 d’entre elles ont été fermées dans les quatre semaines, 247 annonces sont toujours publiées à la date de référence.
- Pour la plupart des annonces fermées en juillet 2023, la durée d’affichage était d’environ 4 à 12 semaines : un bon point de repère pour la gestion des logements vacants.
Quelles régions contribuent au changement ?
Dans les régions suivantes, les prix ont augmenté : Dans le Sottoceneri de 7 pour cent à 210 CHF/m2, dans la région des Alpes orientales de 4 pour cent à 208 CHF/m2 et dans le Sopraceneri de 4,3 pour cent à 199 CHF/m2. Les prix ont baissé dans les régions de l’Oberland bernois de 8,56 pour cent à 227 CHF/m2 et dans la région de Lausanne de 6 pour cent à 284 CHF/m2.
Les régions des Alpes occidentales affichent la plus forte croissance de l’offre avec une augmentation de 12 à 56 annonces, Lausanne avec plus 6 pour cent à 118 annonces.
On constate un effondrement de l’offre dans les régions Aareland avec moins 20 pour cent à 49 annonces, Fribourg avec moins 14 pour cent à 36 annonces et Zurich avec moins 6 pour cent à 225 annonces.
Perspectives
La hausse des taux d’intérêt reste un sujet de préoccupation pour le second semestre 2023 : Dans le passé, les prix ont augmenté en raison de la rareté de l’offre de logements en propriété. Aujourd’hui, la situation des taux d’intérêt a plutôt un effet retardé et atténué sur les prix et l’offre actuels.
Le retournement de tendance négatif pour la propriété du logement signifie également une demande plus élevée pour les biens locatifs, ce qui augmente encore la pression sur le marché du logement.
